Terms and Conditions
Welcome to Sotanäs Farms Bed and Breakfast.
To create a pleasant stay for you and the other guests, the following house rules apply. When a reservation is made, these terms and conditions apply.
Definitions :
Owners: Erik-Jan & Natasja
Manager: replacement in the absence of the owner
Guest: main guest (booker) and fellow guest(s) staying in the Bed & Breakfast
General terms and conditions & house rules
1. Guests
The main guest must be 18 years or older, be responsible for his or her fellow guests, have a permanent place of residence and have a valid ID. As a guest of our bnb you are not allowed to receive persons other than those stated on the booking.
2. Prices
The prices of the rooms can be found at www.sotanasfarms.com. Prices include VAT, the use of; 2 towels, 2 washcloths, 1 guest towel, 2 bathrobes if available, made beds, water, electricity and bed linen. The use of coffee and tea for breakfast. Free use of TV, WiFi and free parking on site at B&B Sotanäs farms.
In the unlikely event that services such as TV and/or WiFi do not function or do not function properly during the stay at B&B Sotanäs farms, this does not entitle the customer to a refund of (part of) the room price or booking owed. All bookings always exclude cleaning costs.
2.2 Prices for additional services that can be booked.
Possibly through additional options such as; extra luxury breakfast, groceries, BBQ, online movie rental, etc. must be paid in advance and cannot be canceled. Items/orders/goods/services not purchased or used are non-refundable. Any additional services you purchase must be paid for prior to arrival. Services to be purchased on site must be paid for before departure, as well as the tourist tax due.
3. Accessibility
Our Bed & Breakfast is only suitable for children after consultation. Unfortunately, the Bed and Breakfast is not suitable for people in wheelchairs. The upstairs bedrooms have a limited headroom of 2.10 because they are located in an attic. The room allocation is always done by the owners and depends on availability, even after booking. Changing a room does not entitle you to a refund or reduction of amounts paid or due.
4. Occupancy
Our rooms are suitable for a maximum occupancy of two people per room. The Bed & Breakfast must be occupied by the same persons who identified themselves in advance when making the reservation. To prevent misuse of the Bed and Breakfast, you must show your ID upon request. If in doubt, you will be denied access and you may no longer use the Bed and Breakfast. It is not possible to receive mail or otherwise at the address mentioned without prior consultation. As a guest of our bnb, you are also not allowed to receive people other than those stated on the booking, the maximum number of people allowed in the bnb is 6.
5. Liability
We try to guarantee our guests a carefree stay. However, we are not responsible for loss, theft, accidents, personal injury, allergic reactions and medical expenses resulting from injury, allergies or accidents or damage to property or guests or fellow guests caused by personal negligence or circumstances beyond our control.
6. Damage
Naturally, we expect our guests to report any damage to or loss of our property to us. Any costs will be charged. In the event of theft of property, we contact the police. You will be charged for cleaning or replacing carpets, linens and furniture due to stains, including those caused by falls or impacts. All beds, furniture and upholstery are delivered to you clean and must be returned in their current condition. In the event of damage, we will invoice you for the damage and recovery of the costs incurred. Replacement costs: towel per piece SEK 150,- Crockery per piece SEK 100,- Glassware per piece SEK 50,- Picnic basket with contents SEK 800,- Replacement costs for furniture, decoration and upholstery are calculated at the new price and shipping costs, for large damage, loss of income will be calculated if the Bed and Breakfast cannot be rented out, as well as the costs we have to incur for moving other guests.
7. Disruptions
B&B Sotanäs Farms is not liable for disruptions in and around the accommodation, such as power outages, WiFi, water supplies and technical installations. Sotanas Farms does not offer refunds or discounts for any of these events.
8. Instructions
We expect our guests to always follow the instructions of the owner or manager.
9. Breach of terms and conditions and inappropriate behavior.
In the event of violation of these general terms and conditions and inappropriate behavior, the owner or manager can deny and/or refuse guests access to B&B Sotanäs Farms with immediate effect, without further notice and stating reasons and without refunding the accommodation costs.
10. Disagreement during reservation/booking
In the event of a mutual disagreement about a payment, the booking administration and/or bank account of Sotanas Farms will be decisive, unless the guest can prove the contrary. If the costs have not been paid in full in advance, the B&B and its facilities cannot be used.
11. Agreement with these general terms and conditions and rules of life.
By making a reservation and/or making a deposit or full payment to B&B Sotanäs Farms you accept these general terms and conditions. These conditions are also sent to you by e-mail when you make a reservation, this is done via a digital link in the reservation confirmation and the conditions can also be read on our site via the contact page under the general terms and conditions button.
12. Key management
Upon arrival you will receive two keys from the hostess, one for the front door and one for the booked room. If you book the entire B&B house, you will always receive 3 house keys and 3 room keys. You should ensure that you lock the doors of your accommodation and turn off the lights. When checking out, you must return the keys to the hostess.
13. Loss of key
If you lose the front door key, B&B Sotanäs Farms will charge you SEK 2200.
If any room door key is lost, B&B Sotanäs Farms will charge you SEK 950.
14. Serve breakfast
14.1 Breakfast is prepared and served in the kitchen of the Bed and Breakfast or in the house. Breakfast, if reserved when booking, takes place from Mon-Fri 6:30 AM - 9:00 AM and from Sat-Sun 7:30 AM - 9:30 AM. The basic breakfast consists of coffee or tea, two rolls, 1 white and 1 brown, or a similar product, a boiled egg, various sweet and savory toppings. You can book a luxurious breakfast for an additional charge.
14.2 Allergen list is available via our site and in our Bed and Breakfast.
14.3 If you have an allergy, you are responsible for checking the ingredients used.
14.4 Sotanäs Farms clearly indicates that cross-contamination is possible. We prepare the food in an open kitchen according to traditional preparation methods.
15. Park and drive
You can park your car in the farm yard. Preferably for the long shed and not under one of the trees because there is a risk of falling branches. If the parking lot is full, the hostess will show you another parking space in the yard. Parking is only allowed for the duration of the stay at B&B Sotanäs Farms. Parking on the grounds of B&B Sotanäs Farms is at your own risk. B&B Sotanäs Farms is not liable for theft and/or any form of damage.
Please note that there may be children playing and animals may be lost.
So drive slowly and be careful if you decide to leave that animals will be lost.
16. Noise
B&B Sotanäs Farms asks its guests to refrain from noise in the accommodation you rented and the (outdoor areas). All music – and any other sound – produced in any way must be at room volume, so that no noise nuisance arises for local residents and is in any case prohibited from 10 p.m. to 7 a.m. in the morning. We ask you to respect the silence inside and outside the bnb.
17. Waste
You can deposit waste in the appropriate waste containers. You can leave empty glassware or plastic behind and the Sotanäs Farms team will clean it up for you due to waste separation.
18. Pets are NOT allowed.
Unfortunately, pets are not allowed in the BnB, on the premises or in the car on the premises. All this in connection with animals already present on the premises and hygiene for other guests. If you do bring your pet, the booking will be canceled and there will be no refund of monies paid or cancellation of outstanding charges. Guests who do bring a pet will receive an invoice for a cleaning fee of SEK 5,500 per animal per violation, as the bnb needs to be completely disinfected due to allergic reactions from other guests. Access will also be denied immediately and your right of residence will lapse without refund.
19. Smoking and open flames
Smoking is prohibited in the Bed and Breakfast on the farms of B&B Sotanäs. You can smoke outside the bed and breakfast, provided this does not hinder others and does not endanger safety. When smoking, the doors and windows of the accommodation must be closed. The terrace and garden must remain smoke-free. Cigarettes must therefore be left in the designated cigarette box.
Candles and open fire are strictly prohibited in the Bed and Breakfast.
Outdoor heating is only permitted in consultation and with the approval of the owner and the applicable government regulations.
19.1 Food and drinks
It is not permitted to consume food in the bedrooms, bathrooms, hallway and stairwell. Guests will come after you! You must pay a cleaning fee with every booking. If food remains are found in the sleeping areas, we will charge an additional cleaning fee of SEK 880 on top of the existing cleaning fee.
20. Alcohol and (soft) drugs
Alcohol abuse is prohibited, so enjoy it, but drink in moderation. It is prohibited to possess, use and/or trade drugs of any kind on B&B Sotanäs farms. If this is discovered, your right of residence will lapse and you will have to leave. You are not entitled to a refund of any monies paid.
21. Internet
B&B Sotanäs farms offers a WIFI guest network. The user will refrain from visiting internet websites that are unlawful in nature or that are inconsistent with the reputation of B&B Sotanäs farms as an accommodation provider. In the event of discovery or suspicion of nuisance from third parties and/or (other) internet abuse by the user, B&B Sotanäs farms has the right to block access to the internet in whole or in part without further notice.
22. Daily life
You will stay in our Bed and Breakfast, which is located in a spacious outbuilding near our house on a direct plot of over 50,000 m2, where daily life continues as usual, which means living, working, eating, laughing and playing. and so forth. It is occupied by our family with children, as well as our 3 stray but friendly and nicely behaved dogs, 1 cat and several chickens and sheep. After all, you are staying on a farm and people work and live there. Help with maintenance is always welcome, but we do ask for respect for the animals and nature. We also border a nature reserve where hunting is also practiced, so passing hunters or fishermen in the early hours is a possibility.
23. Reservation and payment
23.1. The rental agreement can be concluded by telephone, e-mail or via our website.
23.2. After receiving a reservation request, B&B Sotanäs farms will send a confirmation (provided a room or the entire accommodation is available).
23.3. The reservation is final after receipt of the deposit, the deposit is 50% of the total amount.
23.4. The deposit must be paid within 7 calendar days after receipt of confirmation.
23.5. If the deposit is not received on time, the reservation request will be canceled and the guest will be notified by email.
23.6. For reservations with arrival within two weeks, payment must be made immediately and in full.
23.7. Additional services to be purchased:
Any additional services purchased upon booking must be paid for prior to arrival. Services and products purchased on site must be paid for before departure, as well as the tourist tax due.
24. Cancellation
24.1. If you cancel the reservation, the following conditions apply:
- Cancellation 21 days before the arrival date; no cancellation fees.
- Cancellation 21 to 15 days before the arrival date; 50% cancellation fee.
- Cancellation 14 days or less before the arrival date or no-show; 100% cancellation fee.
24.2. Under no circumstances will there be a refund for early departure.
24.3. B&B Sotanäs farms can unilaterally terminate the reservation agreement in the event of force majeure, natural disasters, extraordinary weather conditions, fire, death of the owners or family, hospitalization, unannounced sale, storm damage and/or floods.
24.4. In one of the cases mentioned under 24.3, the owner or manager will offer the guest a one-off alternative as soon as possible.
24.5. If no alternative is possible or the guest does not accept the alternative offered, a full refund will be made. Any other costs resulting from the cancellation of B&B Sotanas Farms will not be reimbursed by the owner.
24.6. B&B Sotanäs Farms does not accept pets in the B&B, on the premises or in vehicles on the premises. If you bring your pet, the entire booking will be canceled and no refund will be given.
24.7. We recommend that you take out travel and/or cancellation insurance.
25. Arrival and departure
25.1. On the day of arrival, the room is available from 4:00 PM and check-in is possible until 8:00 PM.
25.2. Please inform us 2 hours before arrival.
25.3. Deviating arrival times than those mentioned above are only possible in consultation.
25.4. Due to the cleaning of the rooms, it is necessary to vacate them before 10:00 am on the day of departure.
25.5. A late check-out is possible upon consultation, if the room is available.
Check-out until 11am for an additional charge of SEK 155.
Check-in from 3:00 PM for an additional charge of SEK 155.
26. Deviation from general terms and conditions
In the event of a deviating question/request that is not in accordance with the general terms and conditions, the owner/landlord/management may deviate from these or some conditions. You must request this in advance in writing and by us by e-mail. return email has been confirmed, only then can we deviate from these conditions at your specific request. If this specific request is misused, the general terms and conditions will immediately apply again. Payment terms will never be deviated from what is stated in these general terms and conditions, not even upon request.
27.Complaints
Naturally, we do our best to offer our guests a carefree and unforgettable stay. If, despite our good care, there is a complaint, we would like to hear it on the spot so that we can resolve it immediately.
